Here's a list of the documents you will need and the rules you will need to follow if you
want to rent out your apartment or chalet all year long. You will also find the content of our assignments and the details on our fees.

OWNER REQUIRED DOCUMENTS

  • Identity document with photo.
  • RIB.
  • Certificate or title deed (Copy of first 4 pages).
  • Co-ownership rules or internal rules, if applicable.
  • Copy of the last adjustment of condominium fees specifying the contact details of the property manager and the annual amount of recoverable (rental) charges.
  • Certificate of insurance for non-occupying owners (or landlord).
  • Copy of the latest property tax statement (if available).
  • Specific tax regime.
  • Plan(s) of the apartment if available.

MANDATORY TECHNICAL DIAGNOSTICS

  • Energy performance diagnosis (DPE)
  • Certificate of habitable surface area (Boutin measurement)
  • Asbestos in private and common areas (if the building permit was submitted before 07/01/1997)
  • Lead risk assessment (if built before 1949)
  • State of Risks and Soil Information (ESRIS), formerly ERNMT
  • Condition of the internal electrical installation (if over 15 years old)
  • Condition of the internal gas installation (if over 15 years old).

THE PROPERTY PROVIDED MUST BE DECENT IN ACCORDANCE WITH THE LAW

The housing provided to a tenant must be decent. Decent housing meets 5 criteria: minimum surface area and energy performance, absence of risks to the tenant's safety and health, absence of pests and vermin, and provision of certain equipment.

IF THE PROPERTY IS ALREADY RENTED

  • Copy of the current lease.
  • Copy of the move-in inventory.
  • Tenant account statement or rental situation report.
  • Tenant file with their contact details.
  • Valid tenant insurance certificate.
  • Annual boiler maintenance certificate, if applicable.

OUR MISSIONS REGARDING PROPERTIES RENT-OUT

Visit

Appointment with an advisor and proposal of your property to solvent tenants. Each visit is accompanied by an agency collaborator.

Preparation of the tenant candidate's file

  • Receipt of the various supporting documents required to complete the application.
  • Examination and control of solvency (income, employment)

Drafting the rental contract

  • Drafting of the lease, in compliance with the relevant decrees (DPE, asbestos diagnosis, statement of natural and technological risks).
  • Signing of the tenancy agreement by the tenants and any joint and several guarantors.
  • Collection of the various payments relating to the tenancy: application fees, security deposit, first month’s rent.

Move-in inventory

  • Drawing up and signing an inventory of fixtures on arrival, drawn up jointly by both parties.
  • The keys are handed over against a certificate of comprehensive home insurance.

Move-out inventory

Rigorously executed, with your every need taken into account.

Rental management

  • Collect rents, service charges, security deposits (which the agent retains), occupancy and insurance indemnities and provisions.
  • Issue receipts.
  • Make all payments and, in particular, pay co-ownership charges, pay, at the express request of the principal, sums due in respect of taxes and duties, and recover them from tenants if necessary.
  • Carry out rent reviews.
  • Pay rents to you and draw up management accounts.
  • Draw up expense statements.
  • Preliminary declarations of property income.

Management of unpaid rents

  • In the event of non-payment by the tenant, we will manage the dispute on your behalf and take legal action if necessary.
  • Guarantee insurance, which covers the rent, service charges and legal costs.
